How much does siding cost?
Replacing the siding on a typical 2,000 sq ft home costs about $8,500 to $20,000, with a national average near $14,500. Most materials run $4 to $15 per square foot of wall installed, and labor alone is usually $1 to $4 per sq ft.
Your price depends mostly on how much wall you're covering, the material you choose, and whether the old siding has to come off first.

Installed prices include materials and labor but not removal of old siding, trim, soffit or fascia.
How much does siding cost for a 2,000 sq ft house?
A single-story 2,000 sq ft house has roughly 2,100 sq ft of wall to cover, or about 21 squares. New vinyl siding, including removal of the old siding, typically runs $9,450 to $23,650, with a typical price near $16,550. A two-story house with the same living space has more wall area, about 2,840 sq ft, and costs roughly $12,800 to $31,950.

How much siding do I need?
Siding is sold and priced by the square, which covers 100 sq ft of wall. For the most accurate number, measure each wall's width × height, add them up, subtract large windows and doors, and divide by 100.
Siding materials compared
- Vinyl is the most popular budget choice: low maintenance, no painting, and many colors. It can crack in hard freezes and fade over time.
- Insulated vinyl adds a foam backing that improves energy efficiency and makes the panels more rigid.
- Fiber cement, best known as James Hardie, resists fire, rot and insects and holds paint well. It's heavier and needs more labor to install.
- Engineered wood gives the look of wood at a lower price and is lighter than fiber cement, but it needs repainting every several years.
- Wood, usually cedar, offers natural beauty and the widest lifespan range, depending heavily on how well it's maintained.
- Metal (steel) is durable, fire-resistant and suits modern designs, but can dent and costs more than vinyl.
- Stucco is common in warm, dry climates and lasts for decades when it's applied correctly.
- Brick veneer costs more up front but needs almost no maintenance and can last a century.
What affects the cost
- Removing old siding. Tear-off and disposal typically adds about $1,000 to $2,500 for an average home. Siding installed before the 1980s may contain asbestos and must be handled by a licensed abatement professional.
- Sheathing repairs. Rotted wall sheathing found during removal adds cost, which is why contractors prefer to take the old siding off.
- Trim, soffit and fascia. Soffit replacement runs about $6 to $30 per linear foot and fascia $7 to $22, depending on material.
- Stories and access. Taller homes need scaffolding or lifts, and complex shapes with gables and dormers take more cutting and labor.
- Location. Labor rates are higher in high cost-of-living areas.
Worked example
A 1,800 sq ft two-story home re-sided with fiber cement, including removal of the old siding, at average prices:
- Wall area: 1,800 × 1.42 ≈ 2,556 sq ft, or about 25.6 squares.
- Fiber cement installed: 2,556 × $6 to $14 = $15,336 to $35,784.
- Old siding removal: 2,556 × $0.50 to $1.25 = $1,278 to $3,195.
- Total: about $16,600 to $39,000, with a typical price near $27,800.
How to save on new siding
- Get at least three written quotes that list the product line, house wrap, trim and removal.
- Ask for a measurement report so every contractor quotes the same wall area.
- Compare cost per year. A material that costs more today can be cheaper over the life of the house, as the comparison table above shows.
- Mix materials. Some homeowners use a premium material on the front and a budget material on the sides and back.
Frequently asked questions
How much does siding cost for a 2,000 sq ft house?
A single-story 2,000 sq ft house has roughly 2,100 sq ft of wall to cover. New vinyl siding, including removal of the old siding, typically runs about $9,450 to $23,650. A two-story house of the same size has more wall area and costs about $12,800 to $31,950.
What is the cheapest siding?
Vinyl and engineered wood are usually the cheapest, starting around $4 per square foot installed. Over the long run, longer-lasting materials such as fiber cement, stucco and brick can cost less per year of service.
Is fiber cement more expensive than vinyl?
Yes. Fiber cement typically costs about $6 to $14 per square foot installed versus $4 to $10 for vinyl, but it usually lasts longer: about 30 to 50 years compared with 20 to 40 for vinyl.
How many squares of siding do I need?
One square of siding covers 100 sq ft of wall. Measure the exterior wall area and divide by 100. As a rough guide, a single-story home needs about 1.05 sq ft of siding per sq ft of living space, and a two-story home about 1.4.
How long does siding last?
Vinyl and engineered wood typically last 20 to 40 years, fiber cement 30 to 50, steel 40 to 60, stucco 50 to 80, and brick 50 to 100 years or more.
Can new siding go over old siding?
Sometimes, but most contractors recommend removing the old siding so they can inspect and repair the sheathing and install a proper weather barrier. Siding that may contain asbestos should only be handled by a licensed abatement professional.
How we calculate
Installed prices per square foot blend 2026 data from Fixr and Hover with Inch Calculator and HomeAdvisor. Lifespans come from Angi's July 2026 siding guide. The national average, labor rates, removal costs and soffit and fascia prices come from Fixr's January 2026 siding replacement guide. The house-size conversion uses the midpoints of Hover's siding-squares-per-home figures for one- and two-story homes.
Some inputs are our own planning assumptions, stated so you can judge them: removal is spread at $0.50 to $1.25 per sq ft of wall (Fixr's $1,000 to $2,500 for a typical home), three-story homes use 1.6 sq ft of siding per sq ft of living space, and the cost-of-living setting moves prices by −10% or +15%. The "typical" price is the midpoint of the range.
This is an estimate, not a quote. Wall shape, trim, sheathing condition and local labor rates all affect the real price. Always get written quotes from licensed contractors before you hire.
